Graftongate were selected by Aberdeen Standard Investments to manage the redevelopment of the 24-acre dilapidated North London industrial estate, containing over 400,000 sq ft of mainly redundant units. Graftongate as a development manager prepared a development masterplan, obtained outline consent and decanted existing occupiers to the southern end of the site to maintain income whilst preparing the remainder for redevelopment through demolition and site remediation.

The first occupier, Cooks Delight, was attracted on a pre-let basis to a new 45,000 sq ft unit. Thereafter we delivered a programme of speculative development of four units ranging from 25,000 to 85,000 sq ft with a new access road. The 40,000 sq ft unit was taken by a high-profile existing occupier at the site.

The southern six-acre plot was developed with a new bespoke production and distribution facility and visitor centre for Beavertown Brewery, following purchase of a one-acre third party interest and retention of a listed building.

Enfield Distribution Park is North London’s premier urban logistics hub. The state-of-the-art development is strategically located in a proven and established industrial location within London’s second largest employment area. Renewable initiatives including sustainable drainage systems, new pedestrian and cycle links and Enfield Council’s skills programme have ensured that ENDP will be well cared for in the future, providing a positive contribution to the environment and the local economy. 

The site is extremely well connected, being just four miles from J25 of the M25, in close proximity to London’s major airports and within an hour’s drive of some 6.5 million people. Its variety of tenants are positioned perfectly to access the South East market. ArrowXL, Beavertown Brewery and DFS not only service the local area – including the new Tottenham Hotspur Stadium – but distribute across the UK.
