Amazon Dunfermline is Scotland’s largest-ever industrial property transaction. The scheme was a direct partnership between Amazon and Graftongate and was Amazon’s first bespoke steel portal framed building.

Amazon engaged Graftongate to develop a new specification, obtain planning permission, purchase the site and finance the whole scheme. It ensured that Amazon had to bear no capital expenditure during development.

Scottish Enterprise provided much needed gap funding and were an integral part of a team which also included InfraRed (formerly HSBC Special Projects) and main contractor, Winvic who provided a first-class construction delivery service. The city of Dunfermline was entirely supportive of the venture and brought much welcomed pragmatism to planning approval and public engagement.

The one million sq ft facility is Amazon’s UK fulfilment centre, supporting up to 3,500 jobs in the local community and creating more than 2,000 additional seasonal job opportunities around the Christmas period. 

The unit is built on land acquired with assistance by economic development agency Scottish Enterprise and is located adjacent the M90 near to the junction with the A92. The project lasted 15 months from start to finish, including creating a new specification, obtaining planning permission, land purchase, financing, legal agreements and construction, with seven sectional completions.
