Royal London Asset Management Property and Graftongate submit plans for 1.26m sq ft industrial/logistics scheme in East Midlands
Outline planning application submitted for the development of a 54-acre site at Brackmills Logistics Park, Northampton, in one of the UK’s most established logistics locations
Royal London Asset Management Property, working with commercial real estate investor and developer Graftongate, has submitted an outline planning application for up to 1.26 million sq ft of industrial/logistics space at Brackmills Logistics Park.
The application relates to a 54-acre site within Northampton’s Brackmills Industrial Estate, acquired from Coca-Cola in September 2025.
With an estimated GDV of £340 million, the scheme would provide ‘Big Box’ units capable of accommodating a wide range of occupier requirements while supporting modern supply chain operations.
Sited at the heart of the UK’s logistics Golden Triangle, Brackmills Logistics Park offers direct access to the M1, M6 and A14, providing connectivity to major markets nationwide. The location also benefits from an established labour pool and a strong occupier base.

Brackmills builds on the successful relationship between Graftongate and Royal London Asset Management Property, following four previous development-led acquisitions. They include sites at Teddington, Eaton 176 in Lee-on-the-Solent and Fareham Distribution Park, as well as Pickford Green in Coventry, a high-specification mid-box scheme scheduled for completion in October 2026.
